A Day in the Life of a Real Estate Agent (Spoiler: It’s Not All Coffee and Open Homes)
So, what is it really like to be a Real Estate Agent on the Sunshine Coast?
You’ve seen the polished Instagram stories, the fresh-for-inspection outfits, and the glossy front doors flung open to sunshine and sea breezes. But what’s really going on behind the scenes of a Real Estate agent’s day?
At Fletcher Riley Real Estate, we thought we’d give you a sneak peek into a “typical” day in the life of an agent. (If such a thing exists — spoiler alert: it doesn’t.)
6:15am – Sunrise and Strategy
The alarm goes off. Coffee first. (Always.)
While the rest of the Sunshine Coast is still easing into the day, we’re scanning overnight buyer enquiries, checking contract statuses, and prepping for the calls, meetings, and surprises that await. My diary is my best friend.
It’s also the best time for a quiet walk, a few deep breaths — and maybe a moment to reply to texts from buyers who messaged at 11:37pm.
8:00am – Phone Calls Begin (and Don’t Stop)
No two conversations are the same:
- “Can I see the property before Saturday?”
- “Do you think this one will go above our budget?”
- “We’re thinking about selling… what’s the market like?”
- “Can you tell me about the home in more detail”
By 10am, we’ve spoken to buyers, sellers, owners, tenants, stylists, photographers, mortgage brokers, conveyancers and that one neighbour who really wants to know everything, either way, we’re happy to be of assistance.
10:30am – Property Prep
We’re off to a styling appointment or pre-listing walk-through.
Fluff a cushion here, open a window there, doing the dishes, remove the life-size cardboard cutout of Elvis (yes, really — it was blocking the dining room).
Presentation is everything, and we’ve got the trained eye, the professional partners, and the tape measure in the glovebox.
12:00pm – Lights, Camera, Marketing
Professional photos. Floor plans. Virtual tours. Aerial drone shots.
We work closely with creatives to make sure your property doesn’t just “list” — it stands out.
And yes, we do sometimes have the photographer lie on the floor to get the perfect angle of that coastal-inspired lounge room.
1:30pm – Lunch (Possibly in the Car)
Is it a power lunch? Technically yes — we’re powering through emails and responding to messages between bites of a muesli bar and cold coffee. Glamorous? Not quite. Productive? Always.
1.35pm – Door knocking
We’ve just sold a property and the Vendor now needs somewhere else to live and wants to purchase waterfront with a North facing aspect. We don’t just ignore these requests, we’ll go door knocking and cold calling to find that perfect home – or atleast one that appeals to our client with potential. It’s all about thinking outside the box to make our clients happy.
3:00pm – Buyer Appointments & Open Homes
We’re meeting buyers at properties, answering detailed questions, pointing out future potential and the nearest good coffee. We listen carefully, take notes, and help them imagine a life beyond the “for sale” sign.
Sometimes it’s love at first sight. Other times… “We love it but hate the carpet.” (Carpet can be changed, folks.)
6:00pm – Negotiation & Paperwork
Evenings often mean contracts, counteroffers, and the art of keeping a deal alive while still letting everyone sleep at night.
We’re expert jugglers — keeping buyers motivated, sellers informed, and contracts moving forward (preferably without a midnight panic).
8:30pm – A Quick Check-In (or Two)
One last look at messages. A follow-up text. A reminder email.
A quick team debrief. Maybe a scroll through listings that came online while we were out showing homes.
And then… finally, maybe, we log off. Until tomorrow, knowing that our dreams will be filled with the following days tasks and connections yet to be made.
